Why does the selling agent say I do not need a survey?
Selling agents act on behalf of the seller and may or may not be right. You will not know until you have had a building survey done.
The selling agent told me most purchasers don’t have a survey and just have a mortgage company survey done?
The mortgage survey is only a valuation and not a building survey. There is a big difference as a valuation only checks to see what a property is worth and the inspection is very brief.
Also, more importantly, the mortgage valuation is FOR the benefit of the Building Society and NOT YOU!’ A private survey is for YOUR benefit and has recourse if there are any issues with the property, prior to purchasing it.
The selling agent says they have a good local surveyor who can do the survey for a discounted price?
The selling agent works for the seller and the surveyor appointed by the agent will not be independent and may be influenced by the selling agent. You need to appoint your own surveyor.
How does a survey carried out in 24 hours work?
