This is to not only to ensure the survey is completely properly, but it also shows your tenants that an external entity has inspected the property, not you as a landlord, so they cannot disagree with the findings or believe that your personal feelings towards them have impacted the final decision. As a tenant, there may be some reluctance to lose some or all of their deposit and so they will do/say whatever they can to push responsibility for house problems, back onto the landlord.
In simple terms the answer to the question, what is a Dilapidation Survey is simply, an inspection on the property to discover problems with the property that have been caused specifically by the tenant. This is to ascertain how much the landlord will need to spend fixing these problems and therefore how much the tenant will have to pay to the landlord. If it is found that the tenant has caused problems which need fixing, the amount it will cost to make these repairs will be deducted from the initial deposit that the tenant paid to the landlord upon leasing the property.
To complete a Dilapidation Survey, a Surveyor and/or structural engineer will make an appointment to come and inspect the property. During this inspection they will look at the existing structural condition of the property and make a note of any defects the property has, such as cracks, settlement, movement, water damage, spalling concrete and other building defects.

What happens after a Dilapidation Survey has been completed?

Once the inspection has been completed, our team of professionals will write their findings up into a report which will be made available for both the landlord and the tenants to view. We submit claims to landlords, while also verifying claims to tenants. Throughout this report there will be details of all the findings, including all of the repairs that need to be made and the estimated costing involved for this.

Property Link Chartered Surveyors will ensure that claims made are a definitive breach of covenants and that the remedial costs are fair and accurate. This will often be achieved with the assessment of the tenant’s pre-acquisition schedule of condition survey.

Before or as a tenant moves into the property a survey will be competed the ascertain the state of the property prior to the tenant residing in it, our Surveyors and/or structural engineer will compare the new dilapidation survey to this first one to see how the property has been impacted. This will help to ascertain what damage has been caused by the tenant and therefore what they are liable for.
